The commercial and office buildings would affect a wetland, a mesic hammock and pine flatwoods, according to Benderson's application, which states that the wetland losses would be offset in Manatee County.
Polk said the developer and counties also need to coordinate with the Florida Department of Transportation, which plans to create a diverging diamond interchange at University Parkway and I-75 to alleviate traffic backups that already occur there.
Historically, the county has had Benderson help build projects, like the Cattlemen Road extension, and reimbursed the company with impact fee credits, Polk
said, which could occur again with this project.
