Done right, loans can potentially be sold to investors, says Salvatore Buscemi, a partner with Dandrew Capital Partners, a distressed real estate investment fund in New York.
Who needs seller financing? The list includes foreign buyers who may have trouble getting U.S. bank mortgages, and business owners or others who look cash-poor to a bank but have assets and income aplenty. Seller financing for luxury properties is especially in demand.
"Luxury homes sell much faster with owner financing, because most banks today are balking at large loans," Buscemi said.
Sellers who finance can defer capital gains taxes for the period of the note and only pay income tax on the interest and principal income they get each year. Depending on how long a seller has held a home and the size of the down payment, he may not need to pay capital gains tax on that part of the transaction.
"A credit score is not enough," Buscemi said.

It does new investors a lot of harm when they don't know who to trust, and I would hate for someone to miss the great training, support and tools you can get from Dandrew Partners and Sal Buscemi through some unsupported criticism. So here are my facts: I closed 3 deals with Dandrew Partners in the Spring of 2010, and I received a wire transfer of my commission from them. In addition to that, as promised, I received a check for triple the amount that I had paid to take Dandrew's Commercial Real Estate course as Buscemi promised to those CRE students who closed with them on commercial properties. I encourage everyone to share information that is verifiable and real. You don't do anyone a favor by throwing out a baseless vague comment. I also encourage Keith and others new to the field to take some training from Sal Buscemi, whose longtime experience in real estate investing included working at Goldman Sachs.
Buscemi's the real thing, and it would be a shame if newbies missed the top quality training that I can personally attest to.
Sal, his team, and his educational materials are real. He has a no BS approach to teaching and working deals, so he's not going blow sunshine you know where, but if you want to know how commercial real estate and the capital markets work, Sal will teach you. If you bring them GOOD deals, they'll get them done. If I were working this full time, I've no doubt I'd have a deal closed by now. It does take time to find serious banks if your doing bulk pools and it takes time to find good fund-able commercial deals, but you get the knowledge and support you need to do it. If you're a Dandrew student and you have a question about the course, a deal or something else relevant to this business, you have a platform to ask and the questions are answered by Sal or Corey, usually within 24 hours.
Say what you want about Sal (Dandrew Partners) but I can tell you there are far more people that are going to succeed and take a ton of value from his education than there are complainers. I believe Sal is going to start a new trend in the guru business and it's all for the best for all of us.

If Sal doesn;t bring him any deals, that fund manager gets pretty pissed off and tells Sal, I am taking that $500MM and putting it with this guy who can give me a return. Sal's the middleman between a rock and a hard place.
