While at Interstate Commercial Real Estate, Robert Hill was the partner in charge of opening about 100 branches in Bucks, Montgomery, Delaware and Chester counties in Pennsylvania, in southern New Jersey and in northern Delaware.
Serving as the de facto real estate department, Hill and other partners served as an extension of Commerce's real estate department. The team opened almost 500 branches, with more than 400 of these sites being new prototypical free-standing branches. All with Commerce having just two in-house real estate staff members. Execution: Once given the target counties, Hill identified the specific Pennsylvania communities for exploration and developed the final strategic plan with demographics and competitive analysis. Once approved by senior management, Hill executed the site identification and acquisition and worked with other senior partners to secure land development approvals for more than 100 sites.

The bank, though, is only the most visible improvement to the center, which Robert Hill said will grow from 50,000 square feet to 140,000 square feet upon completion.Hill, executive vice president of Interstate Commercial Real Estate, which manages the center, said the parking lot layout and lighting upgrade is under way.The recently secured PennDOT permits commenced almost $1 million in roadway improvements to Cowpath and Orvilla roads.Contractors had already begun work inside the center for its two new entrances, one for each road, said Hill, and the permits now allow them to extend toward the roadways.Final land development approval will have to be secured before those phases of the project can commence."The big thing is eventually we're going to get a new anchor tenant for the old Clemens building," said Hill.The Clemens Family Market anchor in Snyder Square had closed on Sept. 30, three days after The Estate of Geo.Hill said it looks like the Country Rose Cafe, which closed in Harleysville last August after its lease ran out and no option to renew was offered, will move into the 2,800-square-foot Pine and Pewter shell.And Hill said there's more to come."The towns have been very helpful and we're all excited to bring the center into the 21st century," said Hill.

Hill, executive vice president of Interstate Commercial Real Estate , an affiliate of Snyder Square owner, Houston Equities II LP, that manages the site , said the multi-phased expansion project will grow the center from 50,000 to 150,000 square feet.,Our first goal is to get Commerce Bank opened,, said Hill.Hill said soon there will be a replacement drug store for the Rite Aid, which currently resides in the center.Rite Aid did not return messages left on its corporate communications mailbox and store employees declined to comment.Hill said he had expected to be further along in the permit approval process , which began two years ago with Houston Equities purchase of the site from The Estate of Geo.S. Snyder Inc., which adjoins Hill,s property.Snyder,s closed Sept. 27 for financial reasons after 120 years in business.Hill said he has not been considering purchasing the site.Due to the winter, Hill said repaving the existing center, paving the extension and making road improvements to Cowpath and Orvilla roads will have to wait.Though it,s too soon to tell when the project will be completed, Hill said, ,It,s going to be a major, major change.,

Snyder was going to close.Interstate is redeveloping the neighboring Snyder Square Shopping Center."I knew they were going though some changes but wasn't aware this was happening," Hill said.Hill said he doesn't plan to change his redevelopment plans for Snyder Square now that the Estate of Geo.S. Snyder Inc. closed.
