Her expertise in economic research and economic development includes industry cluster studies and strategic economic development planning. "I think anytime you get into double-digit price increases in terms of housing, you get a little nervous," said Patty Silverstein, chief economist for the Metro Denver Economic Development Corp. and the Denver Metro Chamber of Commerce.
Not only are prices rising at a never before experienced rate, homes are appreciating at a time when inflation also is extremely low she noted. Interest rates also remain near historic lows. She agrees with the Zillow analysis that Denver's rocket housing growth won't flame out and crash. "The economics behind why we have seen such strong increases are very sound," said Silverstein, who also is president of Development Research Partners. "I'm not worried at all about any kind of housing bubble," Silverstein said. "We have strong demand for houses from new residents moving to the area, from people moving from existing homes, and from millennials forming additional households," she said. "On the whole, demand is very strong and when you couple that with a very limited supply, of course prices are going to rise," Silverstein said. Builders, she said, have been unable to bring new homes on the market fast enough to meet demand. The metro area also is benefitting from low unemployment and new companies moving and growing here, she said. "I think our population growth is very solid in the region and is able to support the new single-family homes under construction or planned," she said. However, apartments are another story. "Multifamily builders just have to stop building," Silverstein said.
