Brigantine Planning Board Adds to Real Estate Slump - BrigantineNOW

Brig Circle Investors LLC is also known as Mike Snyder, good friend of Councilman Andy Simpson.
Snyder wanted a mixed-use for business and residential combined. Snyder was also looking to get a variance on building higher. He wants to go 5 feet above code...up to 35 feet. His variance requests were quickly approved by the board 7 - 0. Local residents are also concerned about truck deliveries to Snyder's proposed Lighthouse businesses. Neighbors are already complaining that large tractor-trailers already deliver to local business and ignore the restriction of 'small trucks only'. Mad Dog Morgan is one such business that these large 18 wheelers deliver to. Currently, there's only 11 parking spaces at the circle. Snyder will use parking on the street at 34th St. and the alleyway to get himself up to 21 parking spaces. Current Brigantine building code requires that 32 parking spaces are needed for a project of this size. That includes six spots for the tenants and eight spots for the employees. The planning board also gave Snyder the okay to go above and beyond the 60% of lot to be developed.

Low Real Estate Values Allow Brigantine Land Grab On The Cheap - BrigantineNOW

Local resident & builder; Mike Snyder, bought and demolished the old Gulf gas station.
Most wanted the City to use Green & Blue Acres grants to keep that space open. Would be kinda nice to see some water in Brigantine, no? In addition, most experts thought it may not be wise to build residential homes on top of an old gas station. The potential for problems relating to residual oil, fuel tank clean-ups and DEP approvals could make residential construction more complex. In addition to the Brigantine Gulf Gas Station acquisition, Snyder and partner Jack Scheurich closed on the purchase of the old Steak 38 property, which is now THE COVE. Lawsuits were filed against Snyder by the owners of Cellar 32 who claim Snyder was not allowed to build a competing restaurant for 5 years. Note: Snyder built and operated the Cellar 32 restaurant for a time. As of FEB 2016, Cellar 32 has been sold again. Snyder also built two single family bay-front homes next to the Fish Finder Marina. One property has yet to sell. Snyder's effort to shut down the Fishfinder two years ago were squashed after public outcry made him rethink that move. Snyder and Scheurich have also reportedly acquired the former L'Aragosta Restaurant & The Rod n Reel.

Killing Brigantine Business. Overbuilding Accelerates Real Estate Price Declines. - BrigantineNOW

Brigantine Auto became an eyesore to the City and developer Mike Snyder when builders decided to squeeze 3-story vacation homes into business districts and busy traffic spots.
Brigantine Auto is now supposedly affecting the sale of Snyder's 3 new homes built atop the old Gulf gas station across from Tefankjian. Recently, The 'Fish Finder' business felt heavy heat from developer Mike Snyder. After building a 3 unit mansion next to the 25 year fishing & marine business, Snyder claimed The Fish Finder was an illegal & dangerous business. Snyder was smacked down by public opinion. He caught massive blow-back from the community, and was forced to tuck tail and back off. Mr. Snyder's purchase, supported by both Mayor Guenther & Councilman Simpson stopped that excellent idea dead in it's tracks.

Saving Brigantine Auto at Lighthouse Circle. Local Builder Readies Bulldozer? - BrigantineNOW

Tefankjian's business offers auto repair and a gas station, and it has one particular developer salivating: Mike Snyder of Brig Circle Investors LLC.
After a failed attempt to shut down the Fishfinder, Snyder is now setting his sights on other businesses around that area....including Tefankjian's Brigantine Auto. Is the laundromat next after that? Brigantine Auto is under pressure to vacate. Selective enforcement of laws is the weapon of choice for The City of Brigantine. Previously, Snyder successfully acquired the old, contaminated Gulf Gas station next to the Marine Mammal Stranding Center. They'll be overlooked (and not enforced) for (Snyder's) new restaurants to be built across the street from Brigantine Auto. The City is giving Snyder a pass....but the City is strictly enforcing all regulations on Dave's Brigantine Auto property.
