have developed a retail brand they hope will let them "corner" the retail market.
Malmo and Hyneman's
first development was the Corner Shops of 64, a 13,000-square-foot retail center at the southeast corner of Highway 64 and Houston Levee Road.Their next venture will be the Corner Shops of Canada Road, a 32,000-square-foot center located nearby at Canada Road.
A corner location is key to these developments, according to Hyneman
"Long-term, these corners are going to be priceless," Hyneman
says."You can go anywhere and get off-corner.We're paying more money for the corners and our returns may not be as high initially, but when you look at 20 years, we feel we'll outperform anyone off-corner."
Malmo is president of MalmoMemphis Real Estate, Inc.
, which develops, sells, leases and manages commercial real estate. Hyneman is owner and president of Kevin Hyneman Cos., Inc., which develops and invests in properties in and around Memphis, Nashville, Atlanta and Destin, Fla.His
