John grew up in Bethesda, Maryland, and graduated from Lehigh University in 1965 with a Bachelor of Science degree in Civil Engineering. After working for Morrison Knudsen in Vietnam for several years, John returned to earn an MBA in real estate from Columbia Business School in New York City.
He has studied real estate and bankruptcy law at Columbia Law School in New York and later at Old College in Reno . In the early seventies John worked for Boise Cascade Corporation as a project coordinator on several land subdivision sales, as well as commercial retail and residential projects. His final position with that company was that of Project Manager of one of their highly regarded development projects in Incline Village, Nevada.
After Boise Cascade closed its real estate division in 1971, John developed his first privately held company. It was called Royce Construction and was a commercial contractor and homebuilder until l980. Market conditions at that time caused him to stop his contracting efforts for the next decade. Royce Construction resumed its operations in mid 1990, and was primarily involved in several manufactured housing developments since then.
During the economic recovery of the early 80's, John became a real estate consultant and property manager, operating under the name Design Management (dba Property Consultants). During that time he and various financial partners invested in numerous office buildings, land development, and apartment opportunities through the decade of the 90's.
In l985 he created Design Financial, and that company and its successor, Royce Capital, and related mortgage lending affiliates, operating under the name Royce Capital Group.
He was a founding member of the Nevada Association of Mortgage Brokers in l993, and became the association's President in l996. He was also the group's lobbyist during three State Legislator sessions. Eventually the Legislature appointed John to be on the first Mortgage Advisory Council, where he served from 1999 to 2000.
H e was a licensed, Nevada mortgage broker from 1986 until 2008, and has been a real estate broker in California from 1974 through 2007. He has been a member of the National Association of Mortgage Brokers and the Mortgage Bankers Association for many years.
During the last eight years, Mr. Royce through other entities was involved in numerous real estate development projects including the Palladio in downtown Reno, a condominium conversion project in Sparks, Nevada, a retail shopping center facility in Fernley, and the management of a diversified mortgage investment Fund known as the Royce Mortgage Investment Fund, which is currently being dissolved.
Frankly, most of these recent operations have had extreme difficulties in the presently severely distressed real estate market, and the job became one of workout, trying to preserve the capital of our various investment groups.
This new company is designed to take advantage of the current economic circumstances and provide a means of recovering the recent losses for previous investors from the devastating losses experienced in the last four years in our investments in Reno, which have been similarly felt by real estate investors throughout the city, across the country and around the world.
Mr. Royce has spent the last year investigating techniques for acquiring and selling properties in the current market and formulating the strategy and team for this new business.
Mr. Royce is now supported by a new staff of two seasoned real estate professionals who bring construction, accounting and administrative skills to the table and we have affiliated with us a team of brokers, property managers, and others who will participate with us in this new activity.
