At the invitation of QLD Planning Institute of Australia, respected titling expert, Greg Short, Managing Director of Bennett + Bennett, last week presented a seminar on titling and the many types and functions of plans within Queensland as a part of the PIA "For Planners" series.
Recognising the importance and complexity of the topic, the event was well attended.
Greg's seminar presentation summarised the current framework of QLD titling opportunities and their features including Standard Format Plans
(SFP), Building Format Plans
(BFP), Volumetric Format Plans
(VFP), Community Title Schemes (CTS), Building Management Statement Plans as part of BMS, Exclusive Use Plans (EU) and Occupational Authority Plans (OA).
also spoke on the features and benefits of the relatively new High Density Development Easements which were introduced as a titling option in June 2013 for Standard Format Lots under 300m2.
Providing an alternative to CTS, party wall easements are not required leading to potential cost savings through less documentation and simpler ownership structure.
As a part of the presentation, Greg
also provided useful guidance on titling for staged development as well as potential structures for layered Community Titles Schemes using a variety of combinations of plan and document types.
Greg's seminar included examples of Bennett + Bennett
's project experience integrating the above as part of development strategies for survey and town planning projects throughout Queensland.
