Lease agreement: Diamond Realty associate broker Liz Duenas and tenant U.S. Navy Ensign Gareth Montgomery look over the lease agreement while inspecting a rental unit in Maite yesterday.
...A stabilized climate for single-family homes means great opportunities for investors and homeowners, said Liz Duenas, associate broker with Diamond Realty.
"This just means homeowners have equity," Duenas
said."Right now the word on the street is to start buying. There are investors who want to buy for the purpose of renovating and selling for a profit. That market has increased because they're able to find these types of properties and make some money." Duenas
said many new buyers, especially young couples and families, have been taking advantage of rural development loans, which offer 100-percent financing. Duenas
said there are a number of homes for sale in Dededo, but selling those properties is not easy because 100-percent financing is not offered in that area.
Duenas also said buyers should anticipate military personnel moving into the local community, so they can sell or rent their properties to them.
"The military is moving their forces in and there'll be a need for military rental," Duenas
said location is an important factor if an investor plans to sell to a military family.
"If I'm going to be a renter, I wouldn't want to move all the way from the mainland to live around a bunch of junk cars," Duenas
