Liz Duenas, an associate broker with Re/Max Diamond Realty, said if the government stepped in to resolve issues with a private residence, it wouldn't sit well with the community.
She's heard of realtors working with families through probate, and she has, personally, helped families recover lost property. If the government steps in, Duenas said, it gets "sticky." "You're taking someone's rights away if you're taking their property, especially for Guam," she said. "We protect the land, land that has been passed on through generations and there are emotional ties to it." For many families, the homes are tied to family history, the history of the island, and ties them to their parents, she said.

Liz Duenas, an associate broker with Re/Max Diamond Realty, said realtors also can provide some advice if a family is trying to figure out what to do if their deceased relative didn't leave a plan.
"At least it's a start and every realtor is different, but the key is to get started and know what your rights are and what you can do," Duenas said.
